Market Update - Belle Hall Plantation

Single-family inventory has behaved normally for the season, including a pronounced increase during the Spring, and the following decline during the Summer buying season. However, for the last three months inventory appears to be flatter than usual. At the end of July there were 61 active listings in Belle Hall. The number of active listings is down by 14% from its peak in 2007.

 

There were 7 homes sold in July, all in the lower price range ($269K to $460K).

Although general activity appears slower than previous years, sales activity in June and July appears encouraging for the season.

 

Median Sold Price appears relatively stable for the neighborhood (around $300,000).

The peaks in August 2007, February and May 2008 reflect higher-than-average new home sales in Hibben (i.e. 7 out of 10 sold homes in August 2007 were in Hibben).
