SO, HOW IS THE MARKET???

"Homes are not selling!"
"The market is stagnant!"
"We might as well give up!"

"Prices are tumbling down!"

These are some common misconceptions fueled by the pervasive negative news that the media is bombarding us with.

The Facts:

  • Current Inventory of Active Listings in Belle Hall is down from a high of 71 in July 2007, to 28 as of today (8/20/11). That's a 60% decrease!!

  • 48 Belle Hall single family homes have changed hands since the beginning of the year (almost three for every fortnight!!)

  • Homes under $300,000 have returned to a "neutral" market (4-5 months' inventory) - no longer a "buyer's" market. Prices will start edging up very soon if this low inventory level continues.

  • The affordability index (prices + mortgage interest rates) has improved to the best in many decades - allowing many first-home buyers and young families to look at Mt. Pleasant as a viable alternative for the first time in many years.

  • The rental market is very tight in Belle Hall. A few years ago we used to have a steady inventory of 8-12 homes for rent. Today (August 2011) there are only TWO available rentals in Belle Hall. Rental rates have increased 5-10% in the last 12 months.

  • A well-maintained and well-staged home priced right for the market will still sell in less than 90 days. We recently got our listing at 204 Mossy Oak Way under contract in just 3 weeks!
